Highway 78 is the major highway that runs through the city with over 49k cars passing per day. This three-mile area has direct access to retail stores, supercenters, restaurants, parks, and more. his corridor is ripe with infill and redevelopment opportunities

The map below illustrates the boundary of TIRZ #3. Tax Increment Reinvestment Zone (TIRZ) #3 (“Highway 78 Zone”) was established on October 18, 2021, by Ordinance 4035 to promote development and redevelopment through the use of tax increment financing and designating the Zone pursuant to the Tax Increment Financing Act, as V.T.C.A., Tax Code, Chapter 311. The City of Sachse and Collin County shall contribute 50% of its Tax Increment to the Tax Increment Fund for a period of 30 years, not to exceed the maximum reimbursement amount.

LOCAL BUSINESS GRANT PROGRAM

The goal of the Sachse Local Business Grant Program is to enhance the Highway 78 commercial corridor by encouraging redevelopment that makes the area an even more desirable place for business to occur, in part by improving aesthetics as seen from the roadway.

This is an administratively-approved matching grant program for eligible projects within the program boundary. Improvements eligible for funding include, but are not limited to signage, infrastructure, site improvements, landscaping, and demolition.

Those interested are encouraged to review the program guidelines and consider submitting an application. Program funding is limited to 75% of the project costs not to exceed $25,000. Note that an eligible commercial business seeking funding must submit a completed application prior to work beginning.
